- Interest Rate: California does not offer liens with a set interest rate.
- Bid Method: California tax deeds are won by the highest bidder of tax deed property at auction.
- Redemption Period: Because you are actually buying the deed to the property (not just a lien) you will own the property.
A property acquired at a tax deed sale in California would be acquired free and clear of all liens and encumbrances, with the exception of any special assessments, easements, or IRS tax liens.
- Over-the-Counter Sales: California does not offer OTC tax deed sales.
- Online Tax Deed Sales: Yes. Various California counties now hold tax deed sales online.
- Caution: If you buy tax deeds in this part of the country watch out for useless mountain property and other areas that may be tough to insure or build upon.

- Sale Type: Arizona is a Tax Lien State
- Sale Dates: February (3rd Thursday)
- Arizona Counties: 16
- Interest Rate: 16% per annum.
- Bid Method: Arizona tax liens are won through a "bid down" the interest auction process. In other words, the buyer willing to take the lowest interest rate to purchase the lien will be awarded the tax lien for the property.
- Redemption Period: 3 years for a judicial foreclosure. 5 years for a non-judicial foreclosure. A tax lien purchased in Arizona would have priority over all other liens and mortgages with the exception of any special assessments, easements, liens form the state of Arizona, or IRS tax liens.
- Over-the-Counter Sales: Yes. You can buy OTC tax liens in various Arizona counties.
- Online Tax Lien Sales: Yes. Many Arizona counties sell tax lien certificates online.
- Caution: If you buy a tax lien foreclosures in this region watch out for useless desert property. Also note above that the state of Arizona also has priority over a county level lien positions.

- Sale Type: Florida is a Tax Lien State
- Sale Dates: May-June
- Florida Counties: 67
- Interest Rate: 18% per annum. (with a 5% Minimum)
- Bid Method: Florida tax liens are won through a "bid down" the interest auction process. In other words, the buyer willing to take the lowest interest rate to purchase the lien will be awarded the tax lien for the property.
- Redemption Period: 2 years. If a tax lien does not redeem (get paid) in that 2 year period, you must file for a tax deed within 7 years from the date of purchase, or lose your lien. Florida tax liens have priority over all other liens and mortgages with the exception of any special assessments, easements,or IRS tax liens.
- Over-the-Counter Sales: Yes and no. You cannot buy tax liens OTC, but you can buy OTC tax deeds on properties the county now owns through tax foreclosure.
- Online Tax Lien Sales: Yes. Many Florida counties sell tax lien certificates online.
- Caution: If you buy tax liens in this part of the country watch out for "wet" or floodplain properties. (ex: swamp land)

- Sale Type: Texas is a Tax Deed State

- Sale Dates: Every month.
(1st Tuesday)
- Texas Counties: 254
- Interest Rate: 25% penalty. As a tax deed state hybrid, Texas offers investors the deed, plus a hefty penalty if redeemed.
- Bid Method: Texas tax deeds are won by the highest bidder of tax deed property at auction.
- Redemption Period: 6 months for nonhomestead, nonagricultural properties. 2 years for homestead, agricultural properties. Because Texas is a hybrid state, you are actually buying the deed to the property encumbered by the right of redemption (with a hefty penalty if redeemed) so investors will have to wait to perfect title even though they hold the deed.
- Over-the-Counter Sales: Yes. Many Texas counties offer OTC tax deed sales.
- Online Tax Deed Sales: Yes. Various Texas counties now hold tax deed sales online.
- Caution: If buying land in this part of the country watch out for useless mountain property, desert land and other areas that may be tough to insure or build upon.
- Special Note: Texas is my #1 favorite state for tax sale investing.

- Colorado Counties: 63
- Interest Rate: 9% above the current federal discount rate set in September (rounded to the nearest full percent).
- Bid Method: Colorado tax liens are won buy the highest bidder placing a bid on the tax lien certificate.
- Redemption Period: 3 years. A tax lien purchased in Colorado would have priority over all other liens and mortgages with the exception of any special assessments, easements,or IRS tax liens.
- Over-the-Counter Sales: Yes. You can buy OTC tax liens in a number of Colorado counties.
- Online Tax Lien Sales: Yes. Many Colorado counties now sell tax lien certificates online.
- Caution: If you buy a tax lien certificate in this region watch out for useless mountain property.
Also, be careful if you bid over the actual lien amount as you only get paid your interest on the actual lien amount NOT YOUR BID!

- Interest Rate: 18% per annum. (with a 5% Minimum)
- Bid Method: New Jersey has a unique process in which you "bid down " the interest rate at auction process, but in the event the bid goes below 1% then the bidder can offer bids at a premium over the current lien certificate amount.
- Redemption Period: 2 years. New Jersey tax liens have priority over all other liens and mortgages with the exception of any special assessments, easements,or IRS tax liens.
- Over-the-Counter Sales: No. You cannot buy tax liens certificates OTC on properties in New Jersey.
- Online Tax Lien Sales: Yes. You can buy many New Jersey tax lien certificates online.
